  • Assistance to citizens
    Staff answers questions regarding the zoning, sign, landscaping ordinances, subdivision regulations and general land use issues.
  • Review of rezoning, zoning ordinance text amendments, sign ordinance text amendments, landscaping ordinance text amendments
    Upon review, recommendations are made to the Alcoa Regional Planning Commission and the Board of Commissioners.
  • Review of subdivision requests
    This includes review of resubdivisions, preliminary plats, final plats and plats of corrections for compliance with the subdivision regulations, zoning ordinance and landscaping ordinance. Staff makes recommendations to the Alcoa Regional Planning Commission.
  • Review of site plans
    This includes site plans involving commercial, office, public, semi-public, multi-family residential development—including two-family residential uses--and other non-residential developments, to ensure compliance with such requirements as setbacks, open space, maximum lot coverage, circulation, parking, landscaping, tree replacement, etc. Staff recommendations are then forwarded to Alcoa Regional Planning Commission.
  • Review of sign applications and landscape plans
    Ensures compliance with all requirements. Recommendations are made on applications for landscaping to the Tree Board.
  • Administration of sign ordinance
    Staff issues sign permits and enforces sign regulations.
  • Review of special exception, variance, zoning ordinance interpretation and appeal requests
    After review, staff forwards recommendations to the Board of Zoning Appeals.
  • Preparation of community plans
    Staff drafts special plans for Alcoa Regional Planning Commission and Board of Commissioners’ consideration which include such comprehensive planning studies as greenway plan, land use plan, boulevard plan, community facilities plan, major road plan, annexation plan and plan of services, and U.S. Census and special census studies.
